When I go under a house, this is the list I am working through, in this order.

The questions people actually ask.

What is the difference between a vapor barrier and full encapsulation?
A vapor barrier is heavy sheeting laid over the ground so soil moisture cannot rise into the crawl space. Full encapsulation goes further: we line the foundation walls as well, so the space is sealed and insulated rather than just covered. We will tell you which one your crawl space actually needs.
Do I need a dehumidifier as well?
Sometimes. Sealing stops new moisture coming in, but if the space is already damp or the house pushes humidity down into it, a dehumidifier is what holds the space steady afterwards. We look at the readings before recommending one.
Will this fix my sagging or bouncy floors?
That is a structural question, not a moisture one. Sagging usually means joists, girders or the subfloor have been weakened, often by years of damp. We sister joists, replace subfloor and set adjustable steel jacks where the span needs support.
What happens on the inspection?
We go under the house and look: standing water, the state of the insulation and ducts, mold on the framing, and what the wood is doing. Then you get an honest read on what needs doing and what does not.
Is there work you will not take on?
Yes. We repair ducts, but we do not redesign a duct system or replace one wholesale. If that is what yours needs, we will say so and point you to a company that does it properly.
